Ilôt Fontenoy Ségur

Facing the Ecole Militaire, the Ilôt Ségur Fontenoy is made up of two buildings representative of the architecture of the 1930s now united in a single building complex of 53,000 m2 along the prestigious avenues of the 7th arrondissement of Paris. This achievement is exemplary for the renovation of two historic buildings; the redevelopment of the block core, the construction of a "bridge building" and the requalification of classified elements. For this exceptional restructuring within very tight deadlines, Reynaers Aluminum was entrusted with the design of new products for the breathable façade of the "bridge building" and the renovation of all the exterior joinery.

A unique project 

To consolidate 35 previously dispersed state services 46,000 square meters of office space were needed as well as various spaces, including an inter-administration restaurant, a conference room, a sports area, a documentation center, a nursery and a 450-seat auditorium. The work also focused on bringing the standards to a higher level, according to a certification process "NF Bâtiment Tertiaires en Renovation - Démarche HQE®" as part of the "BBC EFFINERGIE Rénovation 2009" label. This ambitious project was led by the companies Sogelym-Dixence Holding, F-S Architecture Agency. Braun and Associates, Campenon Bernard Construction CBC, a subsidiary of the construction division of Vinci and Dalkia.

To rationalise the occupation of spaces and mutualise facilities, the project presents a high degree of modularity while complying with the standards of an energy-efficient office building, as well as with the standards of the State's real estate policy.

Joinery for classified façades

The Ilôt Ségur Fontenoy brings together two heritage buildings: a first building located at Place de Fontenoy, initially assigned to the Department of the Merchant Navy, constructed by the architect André Ventre in 1932. A second building, located along the Avenue de Segur, more imposing and built in 1935 by the architect Jacques Debat-Ponsan for the former Ministry of Posts and Telecommunications (PTT). The architectural firm F-S. Braun et associés was able to highlight the rich heritage of the whole patrimonium. The architects opted "to maintain the continuity of the façades by magnifying their rounded corners and redesign the two well-differentiated entrances to the Ségur and Fontenoy buildings.

The architectural approach was immediately in keeping the volumes, the composition of façades and the original carpentry. To renovate the building envelope in accordance with the existing structures, the architects chose to replace wood joinery with aluminum frames.

"We have been using Reynaers Aluminum, who has been our partner for several decades," says Jean-Charles Pineau, head of price studies at Seralu, for the creation of custom solutions, new products from existing ranges to meet the specific demands of this project".

David Emaille, North West Regional Director of Reynaers Aluminum France, said "the challenge was to develop profiles as close as possible to the aesthetics of wood joinery for about 10,000 m² of façades. We created fourteen aluminum profiles to reproduce existing moldings. The 746 on-street windows representing more than 3,000 m² of façades were created from the concealed opening range, as are the 888 courtyard windows, covering more than 5,000 m². For the five curtain walls, the CW50 range was used.

Breathable façade 

The aim of the restructure of the block was to streamline its use by connecting the two buildings, Ségur and Fontenoy by a new construction, a “bridge building" which groups meeting rooms. For this more technical implementation, Reynaers Aluminum has developed with Seralu an ATEX procedure with CSTB to develop a breathable façade from the CW86-BR VEP range. "This joinery system," says David Emaille, "consists of interior double glazing and single glazing between which motorized blinds are placed and low-lying filters that provide natural ventilation between glazing units. This is where the name "breathable façade" comes from." From the realisation of the aluminium joinery for the classified façades to the more technical part of the studies for the breathable façade, Reynaers Aluminum has used all its know-how for this iconic project.
